Inventory is climbing in Dobbs Ferry, and that shift changes the conversation for both buyers and sellers. More choices on the market means buyers have room to be selective, and sellers can no longer count on a shortage of options to carry a sale.
Right now there are 17 single-family homes for sale in Dobbs Ferry, with prices topping out near $5,000,000. More than half of those homes are priced under $1,000,000, which is a solid entry point for buyers who’ve been priced out elsewhere in the Rivertowns. On the condo side, there are 15 units available, though all but one start at $1,400,000 and up. There’s also one co-op currently on the market.
For sellers, this is the moment where presentation earns its keep. When buyers have more homes to compare, the ones that show well and are priced correctly from day one are the ones that move. A home that looks tired next to newer listings will sit, and sitting on the market changes how buyers perceive its value.
