Westchester’s real estate market is still moving, but the numbers from the past few days tell a two-sided story. In just three days, 79 new listings hit the market, 70 homes went into contract, and 76 closed. That pace shows inventory is still tight and buyers are still active across the county.

At the same time, the hot sheet shows 40 price reductions and 17 expired listings. Not every home is selling on the first try, and that gap between the strong headline numbers and the homes that stall says a lot about pricing and presentation.

If your home has been on the market for 30 days without an offer, it’s worth asking a few honest questions: is the price in line with what’s actually selling right now, does the home need updates buyers are looking for, or is the marketing reaching the right people? Small adjustments made early usually beat a big price cut later.
