Right now there’s exactly one condo on the market, in the 800s, three co-ops between 200 and 300, and just 13 single-family homes starting around $1.4 million. That’s it — that’s the entire menu for buyers looking at one of the most sought-after river towns in Westchester.
Here’s what that means if you’re a seller: when choices are this limited, the right home doesn’t sit on the market waiting for the perfect buyer. It becomes the buyer’s only real option, and that’s when we see multiple offers and prices pushed well past asking. I’ve watched this play out again and again in Irvington this year.
