If you thought the Westchester real estate market slows down in summer — think again.
I pulled the numbers this morning, and the 24-hour snapshot alone tells the whole story: 49 new listings, 9 coming soon properties, 2 homes back on the market, 6 price reductions, 30 homes went pending, and 50 homes sold. In one day. That’s not a slow market. That’s a market that’s moving — fast.
What the Numbers Actually Mean
Let’s break this down, because each of these numbers tells you something different.
49 new listings in 24 hours means sellers are still jumping in. But before you read that as “more options for buyers,” look at the other side: 30 homes went pending and 50 sold in that same window. Supply is being absorbed almost as fast as it hits.
9 coming soon listings means even more homes are on the way. If you’re buying, watch these closely — before a property officially hits the market.
6 price reductions is the nuance. Some sellers came in priced too high and are now adjusting. That’s not a weak market — it’s proof that pricing strategy still matters enormously. Homes priced right from day one aren’t the ones taking cuts.
30 pending, 50 sold — that’s 80 transactions in a single day across Westchester County. Summer is not slowing this down.
What This Means If You’re Thinking About Selling
The market is still very much in sellers’ favor. But “seller’s market” doesn’t mean you can price however you want and wait. The homes sitting with price reductions are proof of that.
What’s working right now: homes priced accurately for today’s market, presented well, and marketed aggressively from day one. Those are selling fast — often with multiple offers. What’s not working: overpricing at list and hoping for a bidding war. Buyers in Westchester are active, but they’re paying attention. An overpriced home sits, and once it sits, the story changes.
If you’re considering a sale this summer or into fall, the window is genuinely good — but strategy matters more than ever. Find out what your home is worth here.
What This Means If You’re Buying
Forty-nine new listings in one day means options are coming. But 30 of those deals went pending almost immediately. You need to be ready to move — pre-approved, clear on your priorities, and working with someone who knows when a property is worth it and when it’s not.
The Westchester market rewards buyers who are prepared. It punishes the ones still getting organized when the right house shows up.
My Take
I’ve been selling homes in Westchester for over 20 years. What I’m seeing right now is real momentum — not just in one town, but across the county. Whether you’re in the Rivertowns, the Sound Shore communities, or anywhere in between, the activity level is high.
Summer is often when buyers feel like they can wait it out. The data says otherwise.
