How Agent Compensation Has Changed
Traditionally, sellers paid a commission split between their agent and the buyer’s agent. This practice has been altered.Now, sellers have more flexibility in determining how much, if any, they will contribute to the buyer’s agent commission.
What This Means for Buyers
- Dedicated Representation: Buyers must now enter into a formal agreement with an agent before viewing properties, ensuring they have a dedicated advocate working exclusively for their interests.
- Transparent Fees: The elimination of advertised buyer agent compensation (BAC) means buyers can openly discuss fees with their agent. This increased transparency promotes fair negotiations.
- Personalized Service: Agents are now incentivized to offer tailored services to meet individual buyer needs. This shift towards a more personalized approach benefits homebuyers.
